Terms of Service

Effective date: October 23, 2026

Clear expectations help us take good care of your home. These Terms describe how Gleamr arranges and provides residential cleaning services in California. Please review them with your booking confirmation, the Cancellation & Rescheduling Policy, Satisfaction Guarantee, and Property Access & Lockbox Policy before accepting an appointment. Our Privacy Policy explains how we handle personal information.

1. Booking with Gleamr

You must be an adult authorized to arrange services, grant property access and approve charges for the home. If you book for someone else, provide accurate contact information and make sure they receive the service and preparation requirements. An estimate request does not reserve a date. An appointment is confirmed only when Gleamr confirms its scope, pricing basis and schedule. Gleamr LLC is the legal entity providing services under the Gleamr brand.

We make these Terms and the policies linked from them available before you confirm your booking. Your booking confirmation records the service you authorize. Any separately agreed written terms for that booking control a genuine conflict about its particular scope or price; mandatory legal rights always apply. Request clarification before accepting terms you do not understand.

2. Scope and property information

We clean the rooms, accessible surfaces and tasks identified in your confirmed service. Available residential options may include recurring, one-time, deep, move-in/move-out, apartment/condo and pre-listing cleaning. Post-renovation work requires separate assessment and express acceptance; hazardous construction dust or remediation is outside ordinary cleaning. Airbnb turnover service is not available unless separately announced and confirmed. Commercial work requires a separately confirmed scope.

Tell us accurately about size, occupancy, condition, pets, access, delicate materials and requested extras. A materially different condition may require a revised plan. We will explain the change and obtain your approval before additional billable work. If we cannot reach you or accommodate additional work, we may prioritize approved tasks, stop at the authorized limit, or arrange another visit with your agreement. We do not assume that silence authorizes extra charges.

3. Labor-hour pricing and estimates

Pricing is based on the scope and pricing method shown in your approved booking. Where labor-hours apply, they are cumulative across employees: two employees working for two hours represent four employee labor-hours. Each appointment has a minimum of three cumulative employee labor-hours unless Gleamr expressly approves an exception. The applicable rate, estimate, minimum amount and any mandatory charges are disclosed before you confirm. A rate change does not retroactively change an accepted booking or a separately agreed legacy rate.

A labor estimate describes expected work, not a guarantee that every property will require the same time. A fixed-price quote, when expressly offered, applies to its defined scope. We identify which pricing basis applies, the approved amount or spending limit, any minimum charge, and mandatory charges before you agree. A different team size may change elapsed time; it does not turn a cleaner-hour rate into a flat team-hour rate. We count each employee's actual working time once. Billable service time begins when the crew starts unloading cleaning supplies or equipment from the vehicle at the property and ends when the required supplies and equipment have been loaded back into the vehicle after cleaning. Necessary walking, stairs, elevators, building entry and equipment transport on the property are part of service time. Driving between customers is not charged as cleaning labor time. No undisclosed travel charge is added.

Additional labor, tasks or charges require your approval before they are incurred. If a time or scope limit is reached, we will prioritize authorized tasks within the approved time and document any tasks left undone. Work at a later appointment is separately priced and subject to the applicable minimum; a free return visit is not promised. Payment for extra hours does not guarantee availability to extend a visit.

4. Scheduling, arrival and team assignments

We generally confirm a two-hour arrival window. The window concerns arrival, not the entire cleaning duration. Gleamr manages routes, staffing, team composition and cleaning methods. We cannot guarantee the same employee or team at every visit. We will communicate significant delays or proposed changes; access outside the confirmed window requires an agreed adjustment. Holding a key or lockbox code does not authorize arbitrary entry.

Cleaning time depends on the agreed scope and actual conditions. We work efficiently without treating speed alone as completion of agreed work. Additional rooms, refrigerator or oven interiors, unusually intensive cleaning and other extras must be requested in advance. On-site additions depend on office approval and available staff/route time. Employees cannot independently promise extra work, time or pricing on Gleamr's behalf.

If a holiday, unsafe condition, emergency, staffing interruption or severe weather affects a visit, we will communicate and seek a reasonable alternative. We do not charge a customer cancellation fee for a change caused by Gleamr. We will communicate office and service closures that affect your appointment.

5. Recurring arrangements

Your confirmation states the agreed frequency, pricing basis and how to change or end future visits. Recurring service does not automatically qualify for a discount. More frequent cleaning may require less work, but actual conditions and scope determine the work needed. Skipped visits or changed frequency may require a new estimate, which needs your approval.

You may end future recurring services through our customer-service channels or the customer portal where available. We use the time we receive your request; an office reply is not required to make your notice timely. Canceling future recurrence does not eliminate a previously accepted near-term appointment; the Cancellation & Rescheduling Policy applies to that visit if lawfully agreed. Conversely, canceling one visit does not necessarily cancel all future visits—please tell us your intention. We will confirm the change. If you choose an ongoing schedule, we explain its frequency, pricing basis, payment authorization, and cancellation method before you enroll and provide a confirmation you can keep. There is no separate membership fee or penalty merely for ending future recurring service under these Terms.

6. Payments, cards and authorization holds

Your confirmation identifies the accepted payment method and when payment is due. When you authorize us to keep a card on file, that authorization covers only the confirmed service, separately approved additions, voluntary tips you select, and a separately disclosed and legally enforceable cancellation or access charge you accepted. Providing a card is not unlimited permission to charge it.

For confirmed bookings, including those where the customer intends to pay by cash or check, a valid payment card is ordinarily required on file unless Gleamr expressly approves an exception. We may request a temporary preauthorization hold for the disclosed booking amount approximately two days before the booking date. A hold reserves available funds or credit; it is not the final settled charge. A short-notice booking or later change may affect timing. Your bank determines how pending authorizations appear and how quickly unused amounts release. We cannot promise an exact release date.

After service, we process the authorized final amount and provide a transaction record. A hold may differ from the final charge. We reconcile an earlier captured payment with the final authorized amount and any refunds or credits; a pending hold is not itself proof of a duplicate settled charge. We check the final authorized amount before settling payment. If you dispute an amount or see a possible duplicate, contact us so we can investigate; your lawful bank/card dispute rights remain available.

A failed hold or declined payment may require an updated method or agreed arrangement. We will communicate before canceling or changing service for a payment issue. These Terms do not add automatic late-payment fees, interest, or collection penalties. Please do not send card numbers, security codes or account passwords by email, ordinary text or the estimate form; use the designated payment interface.

7. Cancellations, rescheduling and no access

Our Cancellation & Rescheduling Policy explains notice windows, charges, exceptions, and what happens if we cannot access your home. Any applicable charge must be disclosed and accepted before booking and permitted by law. We do not combine cancellation, rescheduling and lockout fees for the same lost visit. A scheduling reminder is a courtesy; its delivery does not establish or alter your appointment's agreed terms.

8. Preparing your home

Our preparation guide at https://www.gleamr.pro/prep explains how to keep cleaning time focused on cleaning. Clear loose belongings from the areas to be cleaned; put away dishes, cookware and food; provide safe entry, working water and electricity; and disclose hazards and delicate surfaces. Arrange parking and building permissions when necessary. Address clogged drains, backed-up sinks and blocked or overflowing toilets before the visit.

Arrange pets and occupants so the team can work safely. We do not provide childcare, pet care, deliveries, household management or door-answering duties. Inaccessible or unsafe tasks may be omitted, but that does not authorize charging for unperformed hourly cleaning. We will discuss approved alternatives and any separately agreed, lawful access charge where applicable.

9. Bed linens

Linen changing must be included in the confirmed service. Leave a complete clean replacement set, including sheets and pillowcases, at the foot of each bed. Our team may carefully remove the used linens and place them in the designated hamper or agreed location without shaking them. We do not launder, dry or fold linens, search closets or drawers, or assemble missing replacement sets. Without a complete clean set, that bed will be left unchanged. Request additional beds or linen service in advance so we can plan the visit.

10. Supplies, equipment and exclusions

We supply and prefer our approved products, tools and equipment. Tell us about manufacturer care instructions, sensitivities and known incompatibilities before cleaning. We may decline unsafe or incompatible customer products or equipment. If we agree to use them, cleaning performance may differ. We will assess any effect on efficiency and future pricing after the first visit, discuss changes before later appointments, and obtain approval before extra charges. We do not accept responsibility for an existing defect or an equipment failure we did not cause; this does not excuse damage caused by our negligence or other legally imposed responsibility.

Standard cleaning does not include laundry; dishes or dishwasher loading/unloading; extensive organizing or clutter removal; pet waste; plumbing/drain repair; moving heavy furniture or appliances; exterior work; hazardous or bodily-waste cleanup; hoarding remediation; mold or pest treatment; or specialist restoration. We do not offer professional carpet, upholstery or mattress restoration or specialty stain removal. Ordinary surface cleaning cannot guarantee elimination of permanent marks, wear, etching, discoloration or damage. Refrigerator/oven interiors and other offered add-ons require separate advance agreement; an add-on is not a general exception authorizing hazardous work.

11. Safety and respectful conduct

Please disclose unsafe structures, hazardous materials, infestations, aggressive animals or other risks. We may pause or decline unsafe work, explain the issue and discuss next steps. We do not enter spaces or perform tasks that require unprovided specialist equipment or qualifications. Harassment, threats, discrimination or unsafe conduct toward anyone are unacceptable. Any charges for an interrupted visit require a legitimate, disclosed contractual basis and applicable law; stopping for safety is not automatic authorization to charge the full estimate.

12. Valuables, delicate items and damage

Secure or remove cash, jewelry, confidential papers and exceptionally fragile, valuable, sentimental, antique, collectible or irreplaceable belongings. Identify delicate finishes and existing defects. We may decline to move or handle an item presenting unreasonable risk. This request does not transfer responsibility for damage caused by Gleamr's negligence to you.

Please report suspected damage or missing property within 24 hours when reasonably possible, with the service date, affected item, what you observed and available photographs or supporting records. Avoid unnecessary disposal or repairs before reasonable documentation, unless immediate action is needed for safety or to prevent further loss. We will investigate and discuss a suitable repair, replacement or other resolution where we are responsible. We do not impose the Satisfaction Guarantee's cleaning-report deadline on damage claims or shorten applicable statutory claim periods. Insurance involvement, if available, does not itself establish or eliminate liability. No specific insurer, coverage or arbitrary dollar cap is promised here.

13. Keys, codes and lockboxes

Provide accurate access instructions only through designated business channels. Tell us promptly about changed or compromised access. Our Property Access & Lockbox Policy governs Gleamr-owned loaner boxes and separately agreed key arrangements. We restrict access information to people and service providers who need it for authorized work. Customers should keep an independent way to enter their property. We do not require keys to be labeled with the home's address.

14. Satisfaction, refunds and feedback

Our Satisfaction Guarantee accepts reports of cleaning deficiencies until 5:00 p.m. Pacific Time on the next office business day following the service. Office business days are Monday–Friday, excluding announced office holidays. We communicate closures on our website or in your service communications; an unannounced closure will not shorten your reporting time. Receipt time controls. Valid concerns remain timely if our response comes later. A reasonable corrective cleaning within the original scope may be offered without additional charge. The guarantee is not an automatic full-refund promise, and it does not replace statutory remedies or damage claims.

We welcome honest feedback and portal ratings where available. We do not require a positive review, removal of criticism, waiver of a bank dispute or surrender of legal rights as a condition of receiving a remedy you are entitled to. Tips are entirely optional and separate from required payment.

15. Employees and communications

Please direct scheduling, service changes and payment arrangements to Gleamr. Personnel cannot independently bind the company to additional commitments. Respect employee privacy and do not pressure staff for personal contact details or inappropriate requests. Nothing in these Terms restricts lawful worker mobility or imposes an employee-hiring penalty.

We communicate about estimates, appointments, payments and support through the contact details you provide. Keep those details current. Service SMS is optional and requires your affirmative consent. Gleamr texts may include confirmations, reminders, scheduling/arrival updates and support; frequency varies and message/data rates may apply. Reply STOP to opt out or HELP for assistance, or contact hello@gleamr.pro or 909-326-0292. Other reasonable withdrawal requests will be honored as required. Consent is not a condition of purchase. Text delivery is not guaranteed; carriers are not liable for delayed or undelivered messages. Marketing texts require appropriate separate consent. SMS consent is not shared with third parties or affiliates for their own marketing. Necessary messaging providers may process it to deliver and administer the messages.

16. Service documentation and website content

Any authorized service photographs must be limited to documenting scope, condition, work or an incident, with reasonable care to avoid people, sensitive papers, access codes and unrelated personal items. Public or advertising use requires separate permission. Tell the office about photography concerns before service; we will discuss an appropriate approach. Our Privacy Policy describes the related data handling.

Website scenes identified as illustrative are not represented as photographs of completed Gleamr work or staff. Fictional examples must not be presented as genuine customer experiences. Please do not misuse our website, attempt unauthorized access, submit fraudulent information, or commercially reproduce our original branding and materials without permission. This does not restrict lawful commentary or your rights in your own reviews.

17. Legal rights, disputes and changes

Please contact us with a concern so we can review the relevant records and attempt a fair resolution. Refunds or corrective services will be assessed under the agreed service, these policies and applicable law.

We are not responsible for a condition or loss we did not cause or are not legally responsible for. Nothing in these Terms excludes responsibility for negligence, fraud, willful misconduct or other liability that cannot lawfully be excluded. Nothing limits nonwaivable consumer rights or remedies.

California law governs, subject to any mandatory protections that apply. If a provision is unenforceable, the remaining provisions continue to the extent permitted by law. We may revise future service terms with a dated notice. Material changes affecting existing recurring arrangements or confirmed appointments require the notice and consent applicable to that change; posting a new webpage alone does not retroactively authorize new fees.
